We are committed to making your living experience at Spinner Place a positive one.  Understanding what you are committing to and what you can expect from your landlord is an important piece of a successful relationship.  This may be your first experience living on your own.  You owe it to yourself to be an informed consumer and we’re here to help you achieve that.  Any questions you do not find answers to, please contact us.  We look forward to working with you to make your living experience at Spinner Place a positive and memorable one!

Where is Spinner Place located?

Spinner Place is only one mile from campus.  We are conveniently located in downtown Winooski – a short trip down Colchester Ave!

What size apartments are available?

A typical apartment in Spinner Place offers:

  • two bedroom/one bath
  • four bedroom/two bath

What are individual leases?

An individual lease means that each person signs their own lease agreement on their assigned bedroom and is responsible separately for their rent payments.

How much are the apartments?

All leases are a fixed term payable in equal monthly installments.  The first installment is due when you sign the Lease Agreement, and all subsequent installments are due on the first of the month beginning June 1st, August 1st, or September 1st, depending on the move-in date.  The rates are: (per bedroom)

  • $680 - $700 (per bedroom) per month for a 4 bedroom / 2 bath apartment

  • $750 - $760 (per bedroom) per month for a 2 bedroom / 1 bath apartment

The prices vary as some have a view, more windows or are larger.

Is there a security deposit?

Yes, a security deposit equal to one month’s rent is due when you sign the Lease Agreement.  At the termination of your lease, the Landlord will inspect your apartment (bedroom and common area within the apartment) for damages in excess of normal wear and tear.  If there are damages you will receive a written notice indicating the charges (if any).  Any cost of damage will be deducted from your security deposit and the balance will be returned to you.

What utilities are included in the rent?

Heat, water, sewer, basic cable, basic telephone service (no long distance), wireless internet and electricity used in the apartment during the term of this lease will be paid by Landlord.

Is parking available?

Spinner Place building wraps around a 900 space municipal parking garage.  Parking passes are available in the Spinner PLace office for $75/month.  Call 802.861.2710 for details.

What furniture is included in the apartments?

Each bedroom is furnished with a single bed, a desk and chair, and a dresser.  The living room includes a couch, coffee table, lounge chair, side table and TV stand.  Each apartment has a stove, refrigerator, microwave, and dishwasher.

How do you match roommates?

We have designed a questionnaire form that all Spinner Place applicants will be asked to fill out which will assist us in matching roommates.  Some of our questions relate to cleanliness, sleeping habits, music taste, noise level, etc.  We welcome any suggestions for questions to be included.  Answer these questions carefully and thoughtfully – again, we want to help you make this a positive experience.  Spending some time on this exercise could minimize roommate conflicts in the future.
